HOW MUCH ARE THE CONVEYANCING FEES?
 
Our conveyancing fees start from £705, excluding VA
T at 20% and costs are dependent on both the value of the property being sold and the nature of it (freehold / leasehold / new build etc.).  Please click on one of the options above to go to our fee calculator – this will provide you with a basic estimate. However, do please speak with a member of the team as well – understanding what you are purchasing and the likely work involved is not always straight forward!  Generally speaking, our Residential Conveyancing Team do not work on a time cost basis, which means the fees you are quoted for on a standard sale or purchase will not change.  Rest assured,  the fees charged in our residential conveyancing department will not increase every time you receive a letter / e-mail or need to speak to your conveyancer.

Please note, we also make a charge of £15.00 plus VAT at 20% (£18.00 in total) per client for electronic identification and verification purposes.

How Long will my transaction take?
 
How long your transaction will take from an offer being accepted until you complete and receive the keys will vary according to the circumstances of each matter.  The most significant factor will be the number of parties involved in the chain.  We have found, on average, the process takes between 6 to 8 weeks.  Needless to say, there are many other factors outside of our control that can also have an impact.  This includes waiting for property searches to come back, waiting to receive mortgage offers from banks, waiting for the seller’s solicitor to respond to additional enquiries raised- the list goes on!
 
It is also common for there to be unexpected twists and turns arising through the course of the transaction – however – we have seen it all and you will be confident knowing that your transaction is being handled by our experienced team who can help guide you every step of the way.

What information do I need to provide?
 
This will depend on whether you are buying or selling a freehold or leasehold property.  Regardless of your circumstance, we’re here to support you every step of the way.  If anything is unclear, do give one of our conveyancers a call and we would be more than happy to help.

All documentation can be dealt with by post or via e-mail meaning you won’t need to visit your conveyancer and take precious time off work to head into an office. Your conveyancer will keep you up-to-date with what’s happening through every stage of your transaction.
